What is Belmont Stepaside Owners’ Management Company?

Belmont Stepaside Owners’ Management Company (OMC) is run by voluntary directors who are residents of Belmont phase one. Our goal is to ensure our estate is well maintained, secure and safe for all residents and their families.

To do this, the OMC collects fees from all home owners in the phase one. This pays for things like lighting, gardening, insurance, pest control and other expenses within our area of the estate (see map below).

Every home owner is automatically member when they buy a house. This means that you have a voice about how your neighbourhood is managed.

Why do we need an Owners’ Management Company?

Estates are typically looked after by the council, but in the case of Belmont, the council is not willing to take it over at this time. The OMC will continue to work towards a council run estate, but in the meantime, we need our members to pay annual fees.

Essentially, if you don’t pay your fees, your neighbour is paying more to keep the lights are on, the streets clean, and our insurance paid.

Why has there been so much change and confusion?

Initially, the company was called Aikens Development Owners’ Management Company and was set up by the developers of the estate. Over the years, property management companies such as Core, ODPS and Allied were paid to manage communication, collection of fees and other responsibilities.

Due to a lack of visibility and other issues, the current directors (who are all now residents of Belmont) decided to remove the developers from the company and cease working with the property management company in late 2024.

For 2025 and onwards, we will be called Belmont Stepaside OMC and we will be managing our own affairs and have greater clarity and transparency on fees, expenditure and the affairs of the estate that we call home.

  • Our email is info@belmont.ie and is managed by the directors of the OMC who will get back to you as soon as we can. As members of Belmont phase one, you are invited to the AGM to have your voice heard.

  • We have been dedicated to creating accurate financial records for all members, ensuring they only owe a fair amount. If you have any queries, please email us on info@belmont.ie

  • The area at the top of the estate with the temporary fencing, the playground and the green in the middle of the estate is still under the responsibility of the developer.

    At the moment, the council is not in a position to take this over. The directors of the OMC and many other members are working to get this issue escalated and sorted. As an OMC, we have no significant influence to expedite the situation.

  • The grass in the middle of the estate is owned by the council and the responsibility of the developer who refuses to engage with members directly. Due to this, we recommend contacting Dun Laoghaire Rathdown County Council by emailing info@dlrcoco.ie
